Kay Eubanks, President The Property Group, LLC

Eubanks directs the firm’s professional team in conceptual projects to purchasing existing projects and investments. Eubanks’ vision, acumen, endless energy and tenacity are just a few of the attributes that set her apart from all others in the markets. She is the cornerstone of the companies she leads and is the driving force behind much of the markets she serves.

Kay’s career in real estate and development began in Tallahassee where she owned and operated Eubanks Realty, Inc., Eubanks Development Company, Inc., and was co-founder, along with Millard Noblin, of Community Realty Group, an accumulation of seven real estate companies under one ownership. Kay later teamed with Chip Hartung to form Coldwell Banker Hartung- Eubanks, Inc. All of these ventures quickly achieved market dominance and maintained a leadership role for many years. While in Tallahassee, Kay achieved top sales agent several times. She was elected Treasurer of the Tallahassee Board of Realtors, appointed to Grievance and Professional Standards Committees, in addition to serving on the Building, Finance, MLS, By-laws, Civic and Social Committees. Kay served as member of a Bank Advisory Board and is a past Governor appointee to the State of Florida Grievance Committee for the Florida Bar Association.

Concurrent with the formation of Forgotten Coast Development Company, Kay purchased a Coldwell Banker Forgotten Coast Realty (CBFRC), and established its main office in Mexico Beach, Florida as well as offices in Cape San Blas, Apalachicola, and Carrabelle, Florida. With CBFCR, Kay took her office to number one, among offices of its size, in the State of Florida; and in the following year the office was number one in the Southeast Region (a 13 statewide area designation). The year after that the office was number one in the United States, and the number one Coldwell Banker internationally for offices of its size. She was also the top producer individually for Coldwell Banker for the State of Florida, and the top producer individually in the Southeast Region the following year. Eubanks has produced over $2-billion dollars in total sales in her career.

Her collegiate degree is from Samford University with post-graduate work at the University of Alabama, Florida State University, and Harvard University. A brilliant 40-year career has bestowed many professional designations on Kay. A few of the more notable are:

Kay’s social contributions to the communities she calls home are as impressive as her professional accreditations. She was a founder and past member of the Board of Directors for the Ronald McDonald house in Tallahassee, as well as a member of the Board of Directors for the Denver Ronald McDonald House and Denver Make a Wish Foundation. She served as a member of the Board of Directors for the YMCA and was instrumental in establishing the Someplace Else House for homeless children. She was also a founding member of Helping Hands, a very successful senior citizen program in Gulf County. She was instrumental in establishing a non-profit organization that helped hundreds of people displaced by Hurricane Katrina. Her contributions to the poor, the elderly, the needy and especially to the children of the communities she serves are too numerous to detail, rather suffice it to be said that she is one of the area’s philanthropists that works with an open heart and arms to embrace those less fortunate than she and her family. Her continuous efforts to help those in need and endless volunteer work led her to become a finalist for the Jefferson Award, a prestigious award created by the American Institute for Public Service as “a Nobel Prize for community and public service” in the United States.

Kay’s success is largely due to her vast experience in the industry and her incredible talent of having the vision, creativity and dogged tenacity to take a stark parcel of undeveloped land and mold it into a real estate development. Further, she has surrounded herself with architects, land planners, engineers, contractors, marketing and general support personnel, to achieve her lofty goals and objectives.

Experience 2011 to 2014 – Jacobs Engineering

After the financial market crash and layoff of all of Justice Design Studio employees, I went to work for Jacobs as a senior architect working on a $10-Billion silicon production facility which had a thirty-five building campus.  I wrote all the architectural specification and assisted the project manager in the code review and analysis for the project.

After one year with Jacobs, I was promoted to project manager overall design disciplines (architectural, structural and MEP) for a $2-Billion methanol production facility.  I handled client interface, personnel, scheduling, design and construction administration.

While managing the methanol project I also worked on the design of several smaller facility additions, and I assisted Jacobs in going after new projects.

The Justice Group was formed specifically to pursue real estate development opportunities separate from Justice Design Studio.  Development services include assistance in programming, planning, scheduling, budgeting, funding search, and project management.  Justice Group is presently providing assistance to owners and developers, and in several projects participating as a development partner.  Over the past ten years Justice Group has been involved in over thirty projects.   

Following are some of the firm’s projects:

  • Mariner’s Cove, Gulfport, MSThis was a mixed-use, marina focused development on 66-acres with an estimated total development cost of $1,200,000,000.  The project was located on Bernard Bayou / Big Lake.  Justice was a development partner in the venture with the landowner.  The project was terminated due to the BP oil spill.   
  • MonteLago on Lake Keowee, Oconee County, SC – This was a resort residential development on 18-acres with an estimated total development cost of $168,000,000.  The project was a resort residential development with 270 condominiums units with community common facilities.  Justice was a development partner.  
  • Clay Harbor Resort, Florence, ALThis was an 11-acre, resort residential development focused on a marina with an estimated total development cost of $92,000,000.  The project was located on Lake Wilson in Alabama, which is part of the Tennessee River system.  Justice was providing developer programming, budgeting, scheduling and funding assistance.
  • Reid’s Court, Panama City, FLThis was a gulf front resort, mixed-use development on 38-acres with an estimated total development cost for Phase-1 of $332,000,000.  The project was located in Panama City Beach.  Justice was a development partner.  The project was terminated due to the BP oil spill.
  • Terra Sands Resort, Port St. Joe, FLThis was a gulf and bay front resort residential development on 24-acres with an estimated total development cost of $187,000,000.  The project was located on Cape San Blas.  Justice was a development partner.  The project was terminated due to the BP oil spill.
  • Village of Lady Lake, Lady Lake, FLThis is a mixed-use residential/commercial development with 500 apartment/condominiums, 260,000 SF office office/retail/ food service/hotel space. Total development cost of approximately $160,000,000.  Justice is a development partner.  The project is presently in the funding process.

Position – Founder / Partner

Firm Size – 18 Employees (max)

I was one of three founding partners, who grew the firm to an eighteen-person strong firm.  The firm gained notoriety and expertise in the area for food service, higher education, and government type work.  My focus in the firm was mainly in the area of higher education, government, and industrial sectors.  In addition to managing projects, I handled the firm’s financials and personnel issues.  Project experience gained by the firm was in the areas of:

Experience 1979 to 1985 – Hiller & Hiller Architects, Inc

Greenville, SC

Position – Architect / Project Manager

After graduation, I secured a fulltime position with Hiller, who was a developer-architect-builder entity.  Hiller’s major client was the Litchfield Company located in Easley, SC.  Litchfield developed and owned motion-picture theatres, hotels, restaurants, shopping centers, and resort residential developments.  They were best noted for the “Litchfield Theatre” chain located throughout the southeast, and “Litchfield By The Sea” located in Pawley’s Island, SC.  I was primarily in-charge of design and production for the majority of Litchfield’s projects, which grew to a separate eleven-person division office for Hiller.  Hiller was also a cutting edge designer-builder in the single-family residential realm, who spec-built contemporary homes.  Hiller subscribed heavily to Frank Lloyd Wright’s style.  Experience with Hiller set the course of my career, which is evident in present skills.  Project types that I was exposed to were:

Reconstruction of the building, which has been completed, required the replacement of up to 90+ Glu-lam beams, columns, and other framing members, including two 95’–0” long-span beams.  Hobbs State Park Visitors Information Center, Rogers, AR This center serves the largest State Park in Arkansas and offers a variety of exhibits and educational opportunities that focus on the ecology of the Ozark Mountains and has been awarded a LEED Silver Certification.  Miracles Resort, Panama City Beach, FL Located available property and interested developer to create Miracles Resort, which is a mixed-use project consisting of 750+ high-end condominium units incorporated into three 31-story towers & 24 luxury townhomes, 100,000 s.f. of retail space (including restaurant, bar and conference facilities) and 12 acre parking structure accommodating more than 2000 cars, as well as a fully landscaped plaza on the entire roof. With a construction budget of over $450 million it represents the largest project in Prescott Architects’ history.  Ariel Dunes I and II, Destin, FL Condominium project consisting of 425 units in two 24-story towers with expansive pool and landscaped deck areas. Skaggs Place Studios

After purchasing Acorn Recorders from The Oak Ridge Boys, I was contracted to remodel the building for Ricky Skaggs. Extensive work was done in the offices and studio. This has since become a Multi-Grammy Award winning Facility.

Mastermix Studios

A new Sound Recording Studio located in Marianna Florida. This facility has been as one of the top Recording Studios in the southeast.

Straight Arrow Studios

A new High End Facility designed and built specifically for sound recording in Panama City Fl. The acoustical properties are designed for the recording of acoustical instruments, and are a favorite among various Bluegrass, Southern Gospel, Rock, and Country Music Groups.

Churches

We have been involved with many design/build projects with Churches and Worship Centers in the Southeast. Helping in the discovery of, and planning for the needs of the particular Ministries, and the Visions of the Church for the future.

Summary:

I have been involved in the Construction Industry since 1975, as a Contractor in and around the Southeast. Having done multiple types of Residential and Commercial Projects, I plan to continue to be a productive Certified General Contractor in this area, and will do my best to provide Quality Services to the Communities that I serve.
